Yanbu Park master plan, top-down aerial at night

The vision

A first for Yanbu.

Yanbu Park is the city's first integrated premium destination: ~100,000 m² of retail, hospitality, dining, entertainment, offices and civic space on a ~117,500 m² coastal plot, designed to keep Yanbu's ambition at home.

01 · The opportunity

Yanbu has outgrown its retail.

Yanbu is one of Saudi Arabia's most strategically important cities: the Kingdom's principal Red Sea port, an industrial hub of national consequence, a fast-growing residential corridor, and a stop on the religious tourism axis between Madinah and Jeddah. And yet, despite three decades of population and economic growth, the city has never had a true premium retail and lifestyle destination of international scale.

Yanbu metro residents

A growing population: Saudi families, a large international workforce, and a permanent expat community linked to the petrochemical and refining industries.

~330 km

To Jeddah's nearest premium mall

Today, Yanbu's high-spend residents board flights or drive four hours each way for premium retail, signature dining, branded hospitality and entertainment. Every weekend, that spend leaves the city.

2030

Vision 2030 alignment

Saudi Vision 2030 calls for diversification, quality of life, and new destinations across the Kingdom's regional cities. Yanbu Park is exactly that ambition built into a ~117,500 m² coastal plot.

One destination. Twenty zones. Every reason to stay.

A ~100,000 m² master plan on a 117,500 m² coastal plot, integrating a five-star hotel, the city's first premium retail boulevard, signature dining, a destination cinema, marque automotive showrooms, Grade-A offices, a contemporary mosque, and a curated public art programme, all inside a walkable, climate-conscious public realm designed for Yanbu's families, workforce and visitors.

03 · Strategic location

At the doorstep of the city and the airport.

The site sits on the coastal road just north of Yanbu International Airport, with direct visibility from the highway and a short drive to every Yanbu neighbourhood. It's the rare plot in the city that's simultaneously close to residents, accessible to visitors, and connected to the city's main arterial corridors.

05 · Impact on Yanbu

A destination the city can be proud of.

Spending stays in Yanbu

Today, weekend trips and major-purchase journeys leave Yanbu for Jeddah, Madinah, or Riyadh. Yanbu Park reverses that flow. Every riyal spent at the boulevard, in a restaurant, at the cinema, on a hotel room, or at the showroom is a riyal that stays in the local economy and reinforces it.

A place for everyone

The master plan is designed around Yanbu's families: shaded plazas, prayer spaces, family-friendly programming, and a contemporary mosque integrated into the public realm. Saudi residents, the international workforce, and visiting pilgrims and tourists each find a place that feels made for them.

A boost for the surrounding area

Premium destinations don't exist in isolation. Yanbu Park anchors the coastal road north of the airport, and projects of this scale historically pull adjacent residential, commercial, and hospitality investment into their orbit. Yanbu ends up with more than a retail park; it ends up with a new sub-district.

Aligned with Vision 2030

Saudi Vision 2030 calls for quality-of-life destinations, regional diversification beyond Riyadh and Jeddah, and the kind of premium tourism and lifestyle assets that retain Saudi spending and attract international visitors. Yanbu Park is exactly that ambition, on exactly the right plot, at exactly the right time.
